What to Know Before Booking

Before finalizing your reservation, please review these important details to ensure a smooth and enjoyable stay:

• Accurate Guest Count: If your group exceeds 10 guests, we will provide air mattresses, bedding, and towels accordingly. Please confirm the total number of guests at the time of booking.
• Rental Agreement & House Rules: It is essential to review and agree to our rental terms before proceeding. You can find the agreement and house rules at the below.
• No Pets Allowed: Our vacation rental is strictly pet-free to maintain a comfortable environment for all guests.
• Non-Refundable Policy: All bookings are final and non-refundable once payment has been completed.
• Refundable Security Deposit: $1000
  should be paid one day prior to check-in via e-transfer if you are not booking with a credit card otherwise will be held on the credit card.
  (Refundable within 3 days of check-out if no damage or violations occur) 
• Government Issued ID: The guest must email us a copy of her/him ID via email upon booking

Rental Agreement & House Rules

. FACILITY POLICIES

The Lessee and all attendees agree to adhere to the following policies:

• Conduct: All guests must act respectfully and in accordance with all applicable laws and regulations.

• Damages: The Lessee is responsible for any damages to the facilities or property caused by negligence, recklessness, or willful action.

. HOSTING EVENTS

• Approval Required: The Lessee must obtain written approval from the Lessor at least 7 days before any event. Fees will differ .

• Event Insurance: For any event, the Lessee must provide event insurance naming the Lessor as an additional insured. Proof of insurance must be submitted 7 days prior to the event.

. HOUSE RULES

• No Smoking Indoors: A minimum $300 charge for any evidence of smoking indoors.

• No Pets Without Approval: A minimum $400 charge for unauthorized pets.

• Illegal Drugs: The authorities will be contacted, and guests will be asked to vacate the property if illegal drugs are suspected.

• Guest Limit: The total number of guests (including visitors, children, etc.) cannot exceed 15 unless agreed upon in booking.

• Quiet Hours: 11:00 PM to 8:00 AM – No loud music or fireworks during these hours in outdoor.

• Restricted Areas: No access to the pond, yoga hall (workshop), garage, chicken coop, or basement.

• Septic System: Please do not flush anything other than toilet paper.

• Drinking Water: The property uses a well as its water source. Guests are required to bring their own drinking water for personal use during their stay.

• Children's Safety: Children must be supervised at all times.

• No Commercial Photography/Filming: Without prior consent from the host.

• Fireplace Use: Guests must read and follow instructions before using the indoor fireplace. Also, bringing their own firewood for the fire pit and the indoor fireplace. Firewood is not provided on-site.

• No Open Flames: Candles or outdoor fires are not permitted, except for the outdoor fire pit or propane BBQ.

. SWIM SPA (HOT TUB)

• Pre-Swim: Guests must shower before using the spa.

• No Food or Drink: In or around the spa, and no glass containers allowed.

• Towel Use: Black towels are designated for spa use; grey towels are for baths.

. CHICKEN COOP & WORKSHOP

• Guests may observe chickens but are not allowed inside the secured areas or chicken coop.

. SECURITY CAMERAS

• Cameras are installed around the property for security purposes:

  • Driveway

  • Front door entrance

  • Backyard entrances

  • Chicken coop and barn

• No cameras are located around the swim spa to ensure guest privacy.

. ACCESS TO THE PROPERTY

• Lessor Access: The Lessor or their staff may enter the property for repairs, feeding chickens daily, inspections, or improvements at any time, including access to the garage, chicken coop, greenhouse, and other workspaces

. CHECK-OUT PROCEDURES

• Place all used towels in the shower areas.

• Ensure all garbage is placed in the kitchen bins. Extra garbage bags are provided. Do not place garbage bags outdoors, as this may attract raccoons or other wildlife.

• Place dirty dishes in the dishwasher.

• Lock all doors by pressing and holding the # key on the keypad.

• Notify the host upon departure.

. SECURITY DEPOSIT NON-REFUNDABLE CONDITIONS

The security deposit may not be refunded in the following situations:

• Bringing an unauthorized pet to the property.

• Hosting a party or event without prior approval from the Lessor.

• Exceeding the agreed-upon guest limit.

• Failure to follow check-out procedures or cause excessive cleaning.

• Smoking indoors or violating the no-smoking rule.

• Any damage to the property, furniture, or any items within the house.

• If the toilet clogs and requires a plumber due to improper usage. The property is on a septic system, and guests must follow septic system guidelines.

• If we receive a noise complaint from neighbors during your stay.

• Guests must vacate the property by the agreed-upon check-out time. A late check-out without prior approval from the host may result in additional charges deducted from the security deposit.

• LIMITATION OF LIABILITY & RELEASE OF CLAIMS

  The Lessees/guest(s) and all the attendees who acknowledge this agreement agree to indemnify and hold harmless Kalian Hobby Farm (lessor) and hosts and homeowners from all claims, damages, suits or liabilities that may arise or occur from the guests’ rental and use of our facilities. Lessees/guest(s) and all the attendees take responsibility for and hold the Kalian, and its Owners/ its Owner’s Representatives and the homeowners harmless for any action that results in property damage or injury to themselves, their guests, or others including those related to the use of alcohol, medications, or other substances, Wellness activities like yoga.

. FACILITY RENTAL AGREEMENT ACKNOWLEDGMENT

By accepting this, the Lessee acknowledges and agrees to the terms and conditions of this Facilities Rental Agreement.
